
Basement plumbing is an important way to make sure that your basement stays dry and can also include incoming water supply lines and outgoing drainage from the home. For many people, a basement is a great place to store valuables, have a home office or spare room for the kids to play. If your basement is experiencing problems such as leakage or seepage, it can cause this living area to become disrupted with water ruining your living space and environmentally unhealthy due to mold and mildew growth. If you are experiencing a basement leak there are a few things you can do including applying water sealer and installing a drain tile.
Water sealer is very easy to apply. Many water sealers resemble wood stain and can be applied with a paint brush. You usually apply it to the wall and floors and it can last for about a year. Because it is a temporary fix, don’t expect your basement leakage problems to go away for good. Some sealers require you to create a small hole in the wall and fill it up with different types of cork type products.
The long term fix to basement leakage and seepage issues is a drain tile. Basement leakage occurs because of hydrostatic forces that push against the concrete which is porous causing water to enter the home. A drain tile removes the majority of the forces, collects the excess water near the basement and removes it away from the foundation. A drain tile is a small trench made underneath or near the basement with some drain tile and a pipe that removes the water easily. Drain tiles are usually made from inside of the basement outwards, however for big jobs, it is necessary to excavate from the exterior of the property.
Many homes also have incoming water supply lines near the basement or foundation. Sometimes due to very cold weather, these pipes may crack causing a leak. It is important to inspect these pipes and maintain them if you spot a problem. If you notice a drop in water pressure, or water on your lawn, it is important to contact the municipality or a plumber to make sure that your incoming water lines are working properly.
Besides incoming water lines, many people have their outgoing or sewer lines leaving from either the basement or near the basement. The last thing you want is a broken sewer line filling your home up with waste or a septic line that has overflowed. Make sure you inspect these lines and if you notice any problems, get it checked out before it is too late. Most incoming and outgoing sewer lines are owned by the municipality and they require a permit for you to work on them or they will come to your property and fix it themselves, for septic lines, you will usually need to call a plumber or septic service to fix the problem or to conduct any maintenance necessary.
